Minimum Property Requirements – VA SAH Grant

This page is about the minimum property requirements for a Veteran’s home under the United States Department of Veterans Affairs Specially Adapted Housing (SAH) Grant Program.

From the United States Department of Veterans Affairs SAH Grant documentation:

MPRs are absolute conditions specified under governing law for the SAH grant. Title 38, United States Code, Chapter 21 and 38 Code of Federal Regulations (CFR), 36.4401 through 36.4410 mandates that any housing unit acquired, constructed, or remodeled using proceeds from the SAH grant program must:
• comply with the MPRs, and
• include features necessary to accommodate the Veteran’s disabilities.

The minimum property requirements address three main areas or aspects of the home (detailed below). All of these can be found in the U.S Department of Veterans Affairs Handbook for Design. You can find it on the VA website.

Minimum Property Requirements

Ingress and Egress

The first of the three areas of focus are how you get in and out of your home. Specifically, that you must have two ingress and egress points in the home.

Full details can be found in the Veterans Affairs Handbook for Design, but the short version is:

  • One must provide a close emergency exit from the primary bedroom. In the bedroom is preferable.
  • Both must located in different areas of the home.
  • Doors must be 36″ wide and have a beveled threshold.

Bathroom

There must be one fully adapted bathroom in the home and it has to be conveniently located. The requirements for the bathroom, include:

  • Roll-in shower
  • Accessible sink
  • Accessible toilet
  • Accessible floor area
  • 36″ wide door

Bedroom

There must be a primary adapted bedroom, with the following features:

  • 36″ door
  • Appropriate space for assistive devices
  • Accessible flooring
  • A close emergency exit
